It’s natural to want to get the longest lifespan out of your roof as possible. Re-roofing a home is both expensive and disruptive—and it’s not something that people want to do more frequently than absolutely necessary. The average lifespan of a well-maintained asphalt shingle roofing system will be 20 years or more.
At the same time, some homeowners are unaware of the types of things that can shorten their roof’s lifespan.
Below are just a few things that can do just that.
Leaks, moisture and drips
If your roof springs a leak, chances are, you’re going to have it addressed as quickly as possible. Yet what a lot of people don’t realize is that moisture (without an actual leak) can do quite a bit of damage. To be clear, we’re not talking about moisture from light rain or fog, but instead, we’re referring to the moisture that’s held against your roof if you start to see that moss is growing on top of your home.
When moss grows on top of your roof it can damage your shingles and your flashing. If the flashing starts to fail, there is a very good chance that moisture and water will make their way beneath the roof membranes. If this happens and it’s not addressed promptly, it will shorten the lifespan of your roof.
Shoddy workmanship
When it’s time to re-roof your home, you’ll want to make sure you hire a contractor that’s both experienced and reputable. We’re not suggesting you should pick the most expensive quote, but we are saying that you should be careful about picking the cheapest for no other reason other than the fact that it’s the cheapest.
If the work isn’t done correctly this can shave several years off the lifespan of your roofing system.
When you hire a roofer be sure they are licensed and insured. Check to see if they have an online presence and be sure to read some of their online reviews. Lastly, be sure to ask the contractor to provide you with a list of local references.
Failing to keep up with maintenance
If you want your roof to last as long as possible you’re going to need to maintain it. This means having shingles replaced when they crack, break or go missing and it also means keeping up with gutter maintenance. Our company provides free roof inspections to all local homeowners. If we determine that there is an issue that needs to be addressed we’ll provide you with a detailed report of our findings.
